Building Safety Case Reports

To adhere to the Building Safety Act 2022, Principal Accountable Persons have assumed new responsibilities, including the legal obligation to compile a building safety case and produce a corresponding building safety case report for all high-rise residential buildings. These reports must be submitted to the Building Safety Regulator (BSR) and play a critical role in complying with the legislation.

Building safety case reports are required for all high-rise residential buildings which have at least 7 storeys or is at least 18m high and has at least 2 residential units.

The building safety case report summarises the measures (physical and management arrangements) in place to manage building safety risks and makes a demonstration that ‘all reasonable steps’ have been taken to prevent and mitigate those risks. These safety risks primarily include the potential for fire spread and structural failure.

Ashton Fire are working with numerous clients to guide them through the process of identifying, gathering, and organising the information to create the building safety case reports by way of:

  1. Collation of information and desktop review – A thorough review of information requested to understand the information used to manage the building and to understand the current and ongoing safety of the building and identify any gaps that need addressing.
  1. Site visit and information verification – Site visit to undertake a visual inspection to verify the building information submitted, review records on site and gather any further information to support the building safety case report.
  1. Production of the Building Safety Case Report – Once the necessary documentation has been reviewed and verified, we compile a draft building safety case report which is tailored to the building’s specific needs. This document demonstrates that all reasonable steps have been taken to manage the fire and structural safety risks in your building.
